TAKE NOTICE that a Public Hearing will be held at 8:30 a.m., in Council Chambers, City Hall, Dawson Creek, B.C. on Monday January 4, 2016. Any member of the public, who feels they may be affected by the proposed changes to the City of Dawson Creek Zoning Bylaw No. 4115, 2011, may comment at that time or may submit comments in writing for inclusion on the Public Hearing agenda.

The proposed amendment is to change the text of the Aviation Use (AV-1) Zone to permit some secondary uses on the subject properties outlined in bold on the map below (Addresses 52 to 80, even numbers only, on Vic Turner Airport Road). 

The following uses are currently permitted on the AV-1 zoned properties:

  1. airport use;
  2. airport hangar use;
  3. airport office use;
  4. airport terminal use;
  5. aerial applicator use;
  6. water bottling and distribution;
  7. civic use.

The following secondary uses are proposed to be permitted only if there is a hangar located on the property:

  1. retail store;
  2. office;
  3. office, storage building and workshop for trade contractor;
  4. building material sales including sale of plumbing, electrical and heating fixtures;
  5. automotive parts supply;
  6. warehousing and related retail sales.

These secondary uses must be located in the front half of the hangar and can only use a maximum of 20% of the floor area of the hangar.  More space for the secondary uses is permitted as an addition to the hangar or a second stand-alone building, provided this additional space is within the front third (23 m; 75 ft.) of the property.  This additional space is limited to an amount equal to 20% of the original floor area of the hangar, in addition to the 20% floor area permitted within the hangar.

Further, the water bottling and distribution use is proposed to be restricted to only be permitted on 68 Vic Turner Airport Road.

A copy of the proposed CITY OF DAWSON CREEK ZONING AMENDMENT (15-08) BYLAW NO. 4281, 2015 may be seen between the hours of 8:30 a.m. to 4:30 p.m. Monday through Friday, excluding holidays at City Hall, 10105 – 12A Street, Dawson Creek, BC.
