Sustainability Checklist

The City of Dawson Creek now requires a completed Sustainability Checklist to be submitted with all Official Community Plan and Zoning amendment applications, Subdivision, Development Permit and Development Variance Permit applications.

The checklist has been developed to assist staff and Council in the assessment of development applications with respect to the City’s overall future vision, community goals and policies.

Development Permits, Development Variance Permits, Temporary Industrial Use Permits and Walkway Closures

All Development Permits, Development Variance Permits, Temporary Industrial Use Permits and Walkway Closure requests require approval by City Council.

The development permit area includes all multi-family, commercial and light industrial developments. For further information regarding this process please refer to our Official Community Plan Bylaw.

Application Form

All Development Permit Applications must include the following information:

  • Placement of structure(s) on site.
  • Landscaping plans (grassed areas, flower beds, trees, parking areas, etc.)
  • Building finish (type of siding, colour)
  • Access to and from the property
  • Plans and/or pictures if available
  • Proposed development plans if the development is to be completed in phases
  • Completed Sustainability Checklist (see above)

Official Community Plan

The City of Dawson Creek Official Community Plan is intended to establish the policy framework within which planning decisions are made by Council. An Official Community Plan “is a general statement of the broad objectives and policies of the local government respecting the form and character of existing and proposed land use and servicing requirements in the area covered by the plan” and serves to allow Council to achieve identified community goals and objectives.

The City of Dawson Creek Official Community Plan addresses:

  • residential land use;
  • commercial, industrial, institutional, agricultural, recreational, and public utility land uses;
  • sand and gravel deposits;
  • hazardous or environmentally sensitive areas;
  • infrastructure;
  • public facilities;
  • housing policies respecting affordable, rental and special needs housing; other appropriate particular planning issues such as temporary commercial and industrial permits.

Zoning

The principal purpose of a zoning bylaw is to guide growth in a systematic way by ensuring various uses of land and structures are compatible with each other. Amendments and revisions to the municipal zoning bylaw and/or the OCP are considered to account for changing public interest, trends in the development industry, changes in the community environment or changes in Federal or Provincial statutes. Rezoning typically alters the permitted density and/or the permitted use on a property.

When considering rezoning applications City Council must consider Official Community Plan policies, staff recommendations and public input. The City of Dawson Creek now requires a completed Sustainability Checklist to be submitted with all Official Community Plan and Zoning amendment applications, Subdivision, Development Permit and Development Variance Permit applications (please see above).

Subdivisions

Subdivision and Servicing Bylaw

Preliminary Application to Subdivide - To be made prior to legal surveying work being undertaken and for the City’s approval in principle.  Scale Drawings 1-50 to be attached. Fee: $250.00 plus $25.00  for each lot created.
