The reason for the tax exemption program established by this bylaw is to support new development in Dawson Creek.

The objective of the program is to encourage the construction and renovation of buildings within the City.

The City intends to achieve this objective by providing municipal property tax exemptions for properties on which Eligible Projects are constructed.

Eligibility
Any construction or renovation project with a total Construction Value of $75,000 or more will be eligible for a tax exemption under this program.

Exemption for Class 1 (Residential) Properties

For Eligible Projects assessed as Class 1 (Residential), the program exempts from municipal property taxes the increase in assessed value of improvements on the property resulting from construction, alterations, or renovations, compared to the assessed value of improvements in the base year. The exemption is applied on the following declining scale:

  • Year 1: 100%
  • Year 2: 80%
  • Year 3: 60%
  • Year 4: 40%
  • Year 5: 20%

Exemption for All Other Property Classes

For Eligible Projects assessed under any other property class, the exemption similarly applies to the increase in assessed value of improvements from the base year, and is granted on the following scale:

  • Years 1–2: 100%
  • Years 3–4: 80%
  • Years 5–6: 60%
  • Years 7–8: 40%
  • Years 9–10: 20%

The maximum term of exemption is five (5) years for Class 1 (Residential) properties and ten (10) years for all other property classes.
