The lowest amount that the property may be sold for is the upset price, equal to the total of delinquent taxes, arrears taxes, current taxes, penalties and interest, and an additional 5%, plus applicable fees under the Land Title Act.  The purchase of a tax sale property is subject to tax under the Property Transfer Tax Act on the fair market value of the property.

Properties sold at the tax sale may have outstanding utility, receivable or other charges owing in connection with the property at the time of the tax sale.  The successful bidder is responsible for making their own inquiries and satisfying themselves as to the existence and amount of any such outstanding charges.  If the property is not redeemed and the successful bidder acquires the property, the successful bidder will also become responsible for utility, receivable or other charges that accrue against the property during the redemption period.  This will include amounts that were outstanding at the time of the tax sale, as well as amounts that arise during the redemption period.  Bidders should conduct their own due diligence regarding any outstanding amounts and the potential for additional charges to accrue during the redemption period before submitting a bid.

All bidders must provide payment via cash (if under $10,000), a certified cheque, or bank draft payable to the City of Dawson Creek by 12:00 PM of the same day.  Failure to pay the balance will result in the property being offered for sale again at 1:00 PM of the same day.  Successful bidders will need to provide photo identification, occupation, current contact information, social insurance number (individuals) or business numbers (corporations).

The City of Dawson Creek makes no representation, express or implied, as to the condition or quality of the properties being offered for sale.  Prospective purchasers are urged to make all necessary inquiries to municipal and other government departments, and in the case of strata lots to the strata corporation, to determine the existence of any bylaws, restrictions, charges or other conditions, which may affect the value or suitability of the property.

For additional information on the tax sale, please visit the City of Dawson Creek website. If you have any questions, contact the Tax Clerk by email or telephone 250-784-3608.
